What complete management should cover

Operations begin before the first booking. The intended stay must be defined, equipment inventoried, arrival information prepared and responsibility assigned for problems. Once the home is open, pricing and distribution should reflect its actual availability and the experience it can deliver.

A proposal should explain who performs each task, how it is checked and where its cost appears. A full-service label is useful only when translated into responsibilities. Use the matrix below to prepare the assessment; the final combination belongs in the proposal and contract.

A premium home needs an operation built around it

In a villa, the entire home shapes the experience: comfortable bedrooms, living areas suited to the advertised capacity, privacy, usable outdoor spaces and equipment that works as described. Assessment also covers access, preparation time, technical support and the balance between personal use and the commercial calendar.

Private Hotels is Portugal Active’s hospitality positioning. It does not replace a property’s legal operating framework or confer an official hotel classification. The decision to operate and the permissions that apply must be checked separately.

How a property joins the operation

The first request can begin with location, property type and bedroom count. Photographs, current condition, planned personal use and relevant documentation help prepare the next conversation. Assessment should establish suitability, local coverage and the work needed before opening the calendar.

Once the scope is agreed, preparation brings together inventory, commercial presentation, arrival and departure procedures and maintenance responsibilities. If bookings already exist, the handover must address every commitment, access permission and listing without duplicating calendars. A credible opening plan matters more than a date promised before the property is understood.

Understand the cost and compare the outcome

We do not publish a universal management percentage. Comparing a proposal requires its calculation basis, included services, extra charges and the work retained by the owner. Channel fees, cleaning, utilities, maintenance and investment should be identified without counting the same cost twice.

Ask candidates to use the same scenario: the same available calendar, sold nights and anticipated costs. Distinguish accommodation revenue, operating contribution and money actually transferred. High occupancy alone does not establish a better outcome for the home.

Regional coverage is confirmed property by property

The assessment confirms whether appropriate operational coverage exists for the location and requested service level. Partner homes are identified. A home offered for sale or available to book is not automatically under direct operation.

Keep a clear relationship with your home

Personal use, spending approvals, communication and access to information should be agreed before launch. For owners living outside Portugal, this includes who can decide locally and what happens in an emergency when the owner cannot be reached.

When buying or selling, the operation should inform the property decision: equipment condition, future commitments and documented history deserve review. Questions that help you decide

Does Portugal Active manage every short-term rental?

Suitability depends on the property, location, condition, availability and operational scope. An assessment request is not automatic approval.

Can I still use my holiday home?

Personal use should be agreed with the team and reconciled with existing bookings. The management agreement defines the relevant conditions.

Are all homes in the collection directly managed?

No. The catalogue also includes identified partner homes. Being listed does not establish direct operation or management coverage in a region.

Is Private Hotels an official licence or classification?

No. It is the brand’s hospitality positioning. A property’s legal framework and permissions require separate verification.
