There are two ways to put a private home in front of a traveller.
The first is to list it. Create a profile on a marketplace, upload photos, write a description, set a price, and wait for bookings. The owner handles check-in, or hires someone. A cleaner comes between guests. A plumber is called when something breaks. The guest experience depends on the individual owner, the individual cleaner, and the individual plumber. If all three are excellent, the stay is excellent. If any one of them falls short, the stay suffers.
This is how the vast majority of private homes are offered to travellers. It is efficient, scalable, and it works well enough for a large number of people.
The second way is to operate it. Take responsibility for everything that happens inside that home. Staff it with your own team. Set standards that apply regardless of which property a guest books. Inspect, maintain, and prepare every home to the same level. Handle every guest interaction, from first enquiry to departure, with a single team trained to a single standard.
This is what we do. And this is why.
Marketplaces transformed travel. Airbnb, Booking.com, and their competitors gave travellers access to millions of properties worldwide. They democratised accommodation. They created extraordinary choice. For this, they deserve credit.
But marketplaces have a structural limitation: they aggregate supply, they do not control it. The platform can verify photos and collect reviews. It cannot guarantee that the sheets are clean, the wifi works, or someone will answer the phone when the hot water stops at 11pm.
This is not a criticism of the platform model. It is a description of its boundaries. And for travellers who have been burned (the property that did not match the photos, the owner who disappeared after check-in, the cleaning standard that varied wildly between visits), those boundaries are felt sharply.
The premium end of the market has tried to solve this with curation: Airbnb Luxe (now discontinued), Plum Guide, Le Collectionist. These platforms select properties more carefully and add concierge layers. But the fundamental structure remains the same: they curate and distribute. They do not operate.

Our team does the housekeeping. Not a contractor. Not a different cleaner each week. Our trained team, who knows every property, follows the same checklist, and is accountable to us. We detailed our preparation process in a separate article.
Our team handles maintenance. When something breaks, the guest calls us. Not the owner, not a random handyman. Our operations team, who has the access codes, knows the property's quirks, and carries spare parts for the things that break most often.
Our team runs the concierge. When a guest wants a private chef, a surf lesson, or an airport transfer, they contact our concierge. We arrange everything using our own vetted providers, at prices we control, with quality we guarantee.
Our team manages check-in. No lockboxes. No self-service key collection from a cafe. A member of our local team meets you, shows you the property, explains how everything works, and gives you their phone number for the duration of your stay.
Our team audits quality. Every property is reviewed quarterly against our operating standard. Properties that do not meet the standard are improved or removed from our portfolio.
This is what a hotel does. The difference is that we do it across fifty private homes instead of two hundred rooms in a single building.
For the guest, the difference between a listed home and an operated home is felt immediately.
Consistency. Whether you book a two-bedroom apartment in Porto or a twelve-bedroom estate in the Minho, the service standard is the same. The linens are the same quality. The concierge response time is the same. The housekeeping standard is the same. This consistency is what allows guests to book with confidence, even when choosing a property they have never seen in a region they have never visited.
Accountability. If something goes wrong (and in any property, things occasionally go wrong), there is a single point of contact who owns the problem. Not an owner in another city. Not a platform support centre in another country. Our local team, on the ground, with the ability to fix things immediately.
Service depth. A listed property offers accommodation. An operated property offers an experience. The difference is between "here are the keys" and "here is your welcome hamper, your concierge is available on WhatsApp, your chef is confirmed for Thursday, and I noticed you mentioned your anniversary so we have left a bottle of wine you might enjoy."
This model works for property owners too, and it is worth explaining why, because the quality of our relationship with owners directly affects the guest experience.
Owners who list their homes on marketplaces spend time managing bookings, coordinating cleaners, handling guest communications, and dealing with maintenance issues. Some enjoy this. Many do not.
Our model is different. The owner entrusts their property to us. We handle everything: marketing, bookings, pricing, guest communication, housekeeping, maintenance, and quality control. The owner receives regular reporting and revenue without the operational burden.
This alignment matters. When the owner is not stressed about managing their property, the property is better maintained. When the property is better maintained, the guest experience is better. When the guest experience is better, reviews improve, occupancy rises, and revenue grows. Everyone benefits.
We could have built a marketplace. It would have been easier to scale, cheaper to operate, and faster to grow. Marketplaces are capital-efficient. They are also interchangeable.
We chose to operate because we believe that hospitality is not a listing. It is a relationship between a guest and a team. The listing is just the introduction. Everything that matters happens after the booking.
The trade-off is that we grow more slowly. We can only add properties as fast as we can train teams and maintain standards. We will never have ten thousand properties. We will have five hundred properties, each operated to a level that makes guests return.
This is not the right model for everyone. Travellers who want the cheapest option, or the most options, or the maximum flexibility of an entire continent of listings, should use a marketplace. They exist for a reason and they are good at what they do.
But for travellers who want to know, before they arrive, that the home will be prepared, the team will be present, and the experience will be consistent, the operated model exists. And that is what we are building.
